How cash-out works
Most programs allow borrowing up to about 80% of your home's value; the new loan pays off your existing mortgage and the remainder comes to you at closing. Rates run slightly above rate-and-term refinances, but far below credit cards and most personal loans.
Qualifying veterans get the strongest version anywhere: the VA cash-out program can reach up to 100% of home value (*lender guidelines vary), and it can also refinance a non-VA loan into a VA loan. If you're eligible, we price that path first.
The honest caution
Consolidating credit cards into your mortgage converts unsecured debt into debt secured by your home, stretched over decades. It's often still the right move — the rate difference is enormous — but only alongside a plan not to rebuild the card balances. We'll say so plainly when we think a HELOC or doing nothing serves you better.

Cash-Out Refinance: what buyers ask
How much cash can I take out?
Typically up to 80% of appraised value minus your current balance — VA-eligible borrowers can reach higher. A $500K home with a $300K balance ≈ up to $100K conventional, more via VA.
Is cash-out money taxable?
No — it's borrowed money, not income. Interest may even be deductible when funds improve the home (confirm with your tax professional; that's their lane, not ours).
Cash-out refi or HELOC?
Cash-out gives one fixed rate on the whole balance — best for large, one-time needs. A HELOC keeps your first mortgage untouched — better when your current rate is excellent. We run both against your numbers.
How fast can I close?
Comparable to a purchase — usually 30 days or less. Refinances on primary residences also carry a three-day right of rescission after closing before funds release.
