What goes into a VA loan payment
A VA loan payment has three parts: principal & interest on the loan, property taxes, and homeowners insurance. What it never has is private mortgage insurance — VA loans charge no monthly PMI at any down payment, which typically saves $150–$300 per month versus a comparable FHA or low-down conventional loan.
The one VA-specific cost is the one-time funding fee, set by federal law and almost always financed into the loan. Veterans receiving VA disability compensation at any rating pay no funding fee at all.
The 2026 VA funding fee table
The funding fee depends on down payment and whether you’ve used the benefit before — never on credit score:
| Down Payment | First Use | Subsequent Use |
|---|---|---|
| Less than 5% | 2.15% | 3.30% |
| 5% – 9.99% | 1.50% | 1.50% |
| 10% or more | 1.25% | 1.25% |
| IRRRL (streamline refi) | 0.50% | 0.50% |
| Disability-rated veterans | Exempt — $0 | Exempt — $0 |
2026 VA funding fee schedule. Veterans receiving VA disability compensation at any rating are fully exempt from the funding fee, as are eligible surviving spouses and Purple Heart recipients on active duty.

Questions this tool raises
Does this calculator include the VA funding fee?
Yes — it applies the 2026 funding fee table automatically: 2.15% on first use with less than 5% down, 3.30% on subsequent use, reduced with 5%+ down, and $0 if you're exempt through a VA disability rating.
Why is there no PMI in the payment?
VA loans never charge monthly mortgage insurance at any down payment — one of the benefit's biggest advantages over FHA and low-down conventional loans, typically worth $150–$300/month on a comparable loan.
Should I finance the funding fee or pay it at closing?
Most buyers finance it — rolling it into the loan keeps cash in your pocket for moving costs, and the monthly impact is small. Paying it upfront saves the interest on it over the life of the loan. The calculator shows both ways with the checkbox.
What interest rate should I use?
Use a current VA rate from a lender quote if you have one; VA rates typically run below conventional rates for comparable borrowers. Your actual rate depends on credit, loan size, and market timing — get pre-approved for a real number.
Is this an official quote?
No — it's an educational estimate. Taxes and insurance vary by property, and your rate depends on your scenario. A pre-approval gives you exact, underwritten numbers.
