If you are stationed at Camp Pendleton, buying a home near the base with a VA loan comes down to one question: buy close and pay for the coast, or buy farther out where the price is lower and drive.
There is no single right town. There is the town that fits your pay grade, your tour length and how much windshield time you can live with. Below are the tradeoffs, with real numbers, so you can decide.
What should I know before buying near Camp Pendleton?
Four VA loan basics apply to any town near Camp Pendleton: zero down is possible, the funding fee is a one-time cost, the home must be your primary residence, and each lender sets its own minimums. The details are below.
- Zero down is possible. The VA says nearly 90% of VA-backed loans are made with no down payment. The lender still has to approve your income, credit and the property.
- The funding fee is a one-time cost. For a first-use VA purchase loan with less than 5% down, the fee is 2.15% of the loan amount, per the VA. It drops to 1.5% with 5% down and 1.25% with 10% down. If you receive VA disability compensation, you may be exempt. You can finance the fee into the loan.
- You have to live there. A VA purchase loan is for your primary residence. The VA Lenders Handbook (Chapter 3) defines a reasonable time to move in as within 60 days of closing, with a longer period allowed only when a specific future event sets your move-in date. If you are on active duty and cannot move in yet, your spouse living in the home can satisfy the requirement.
- Lenders set their own minimums. The VA does not set a minimum credit score, but each lender has its own. Ask before you assume.
If you have a PCS or an EAS coming, tell your loan officer in the first conversation. A closing date that lands after you leave the area can break the occupancy plan.
How long are you staying?
Closing costs and selling costs take time to earn back. On a short tour, the math is tighter.
If you expect three years or less, think about three things. Could you rent the home out after you PCS? Would the payment still work as a rental? And are you comfortable owning a California home from another duty station? If any answer is no, renting for the tour may be the cleaner choice.
If you may retire in the area or return for a later tour, buying gets easier to justify. Run both scenarios before you decide.
Which town near Pendleton fits: Oceanside, Temecula or Vista?
Oceanside is closest to Camp Pendleton and has the highest typical home value in our data at $877,395. Inland Temecula ($766,780) and Murrieta ($691,252) cost less but add a longer drive. Our data has no value for Vista, Fallbrook or San Clemente.
Home values below come from data we track: the Zillow Home Value Index (ZHVI), a typical value for all homes in a city, as of June 30, 2026. A typical value is not a price you will pay. A condo often comes in below it and a house with a yard may come in above it.
| Town | Where it sits | Typical home value (ZHVI, 6/30/2026) | Typical property types | What to ask |
|---|---|---|---|---|
| Oceanside | Coastal, next to the base | $877,395 | Single-family, townhomes, condos | HOA dues and condo approval |
| Vista | Inland North County | Not in our data set | Single-family, townhomes, condos | Check current listings |
| Fallbrook | Rural, northeast of the base | Not in our data set | Single-family, some with acreage | Well, septic and property condition |
| San Clemente | Coastal, north of the base | Not in our data set | Single-family, condos | Check current listings |
| Temecula | Inland Riverside County | $766,780 | Mostly single-family | HOA and special assessments |
| Murrieta | Inland Riverside County | $691,252 | Mostly single-family | HOA and special assessments |
We did not measure gate-to-home commute times for this article, so none are listed. Traffic changes the answer more than distance does. Before you commit, open a mapping tool, set it to your real report time on a weekday, and drive the route once at that hour.
Property types and "what to ask" notes are general. Check them against the specific listing.
Oceanside
Oceanside is the closest of the group, and on our data it is the priciest at $877,395. You get the short drive and the coastal market. Many Marines look here first, so you may be up against other offers. A VA loan cannot exceed the appraisal's reasonable value, so if a bidding war pushes you above it, you would cover the difference in cash or renegotiate.
Condos and townhomes are common. For a VA loan, ask early about the project's approval status and monthly dues. Lenders include HOA dues in your monthly housing cost.
Vista and Fallbrook
Our data has no ZHVI figure for either town, so we won't guess at a price. Ask a local agent for recent sold listings.
Fallbrook has more rural properties. Homes with wells, septic systems or acreage can add inspection and appraisal questions. A VA appraiser looks at condition and safety, and it helps to know that before you fall for a property.
Temecula and Murrieta
Temecula sits at $766,780 on our data and Murrieta at $691,252. Both are below Oceanside by roughly $110,000 to $186,000 on typical value. That gap is simple subtraction on our numbers, nothing more. It is not a promise of what any one home costs.
What you pay for the lower price is the drive. Many Marines who live inland trade price for a longer commute. Test that tradeoff on an actual weekday morning, not a Saturday.
Does BAH cover a mortgage near Camp Pendleton?
Not by itself in our illustration. For an E-6 with dependents, 2026 Camp Pendleton BAH is $4,398, and principal and interest alone is above that in Oceanside and Temecula, before taxes and insurance. Murrieta only comes in below BAH at the lowest of three rates.
BAH is a useful starting point, not a budget. Here are the 2026 Camp Pendleton BAH rates with dependents for a few grades, from our DoD-sourced data:
| Grade | 2026 BAH with dependents |
|---|---|
| E-5 | $3,963 |
| E-6 | $4,398 |
| E-7 | $4,494 |
| O-3 | $4,659 |
Confirm your exact rate in the DoD BAH calculator, because it depends on your grade, dependent status and the housing area.
The payment math below is hypothetical. These are the assumptions behind it:
- Loan amount: the typical home value above, with a 2.15% funding fee financed in and nothing down.
- Fixed rate, 30 years, principal and interest only.
- Three rates, 6%, 6.5% and 7%, used for illustration. These are not quotes and not a forecast.
- No property tax, homeowners insurance, HOA dues or mortgage-related fees.
| Town | Loan amount | P&I at 6% | P&I at 6.5% | P&I at 7% |
|---|---|---|---|---|
| Oceanside | $896,259 | $5,374 | $5,665 | $5,963 |
| Temecula | $783,266 | $4,696 | $4,951 | $5,211 |
| Murrieta | $706,114 | $4,234 | $4,463 | $4,698 |
Hypothetical, for illustration only. Not a rate quote or an offer to lend.
For an E-6 with dependents, BAH is $4,398. On these assumptions, principal and interest alone is above that in Oceanside and Temecula, and Murrieta only comes in below BAH at the lowest of the three rates. Taxes and insurance would come on top of every line.
That does not mean you cannot buy. A lower price, a down payment, or additional household income changes the answer. It does mean you should not assume BAH covers a mortgage here. Our BAH to qualify for a VA loan guide explains how lenders treat BAH as income.
Start with the VA loan affordability calculator to see what a BAH-based budget buys. Then plug a real listing price into the VA loan payment calculator, using the rate your loan officer quotes you instead of the three above.
Is there a VA loan limit in Southern California?
If you have full entitlement, the VA says you do not have a loan limit, as long as you can afford the loan and the appraisal supports the price. The county limits matter when you have reduced entitlement, such as an existing VA loan you have not paid off or restored.
The VA's limit rule and the county limits are two different things.
For 2026, FHFA's baseline conforming limit is $832,750, and the ceiling in high-cost areas is $1,249,125. FHFA's county list shows San Diego County at $1,104,000 for one-unit homes.
Riverside County, which includes Temecula and Murrieta, is at the $832,750 baseline. Look it up on the FHFA county lookup rather than relying on a number from an article.

Does California have its own veteran home programs?
California also has state-level veteran programs through the California Department of Veterans Affairs. They are outside this article, and we won't describe terms we have not verified, so check cdva.ca.gov directly before you plan around them.
Property taxes also vary by home, by when it last sold and by local assessments. Ask your loan officer or agent for the actual estimate on any home you are serious about, because it feeds your payment and your debt-to-income ratio.
If credit is the thing holding you back, read our guide on the VA loan with a 580 credit score.
Can I talk to a lender before I am ready to buy?
Yes. You do not need a signed contract to start. A first-time conversation covers your entitlement, your funding fee status, how a lender will count your BAH, and what a realistic price range looks like in each town above.
If you are earlier in the process, our first-time homebuyer VA loan page walks through the steps.
